Dan Carless, Sr., founder and owner of Coronado Development LLC, has over 50 years of experience in all facets of real estate, including investing, developing, building, management, and consulting. Dan has overseen over 300 land transactions totaling over 70,000 acres and has served as General-Managing Partner in over 70 ventures. With a strong track record of creating unparalleled value, Dan retains considerable knowledge in real estate renovations, repositioning, and stabilizing properties. His expertise has been instrumental in developing residential communities with protective covenants that preserve and enhance the community’s estates, values, and unique outdoor lifestyles.
Dan specializes in large acreage properties, including ranch estates. Carless has real estate experience in many regions of the US Sun Belt and presently focuses his business at Coronado Development on prime markets in Colorado, Arizona, Texas and Florida.
Additionally, Dan has proficiency in transforming distressed acquisitions, such as underperforming assets within good or improving submarkets associated with attractive Class-A areas where quick capital and expertise can yield exceptional upside value.
Dan has performed projects in the Greater San Diego Area, where he converted apartments to condominiums and sold individual units that underwent complete renovations to high-end condo finishes. Dan has experience in high-end coastal properties on the Hawaiian Islands. He converted a former hotel property to waterside apartments in Maui and built an enclave of high-end residences ocean-front. He also was involved in a high-end waterfront housing development on the Big Island, which consisted of housing parcels and estate homes within a resort community.
